Creating Visibility Across a Complex Embedded Energy Portfolio
The Challenge
Centuria Capital Group owns and operates a diverse portfolio of properties with embedded energy networks across Western Australia, Queensland and South Australia, all serviced by EnergyTec.
The portfolio comprises a mix of Retail, Large Format Retail and Office assets, incorporating both manually read and Automated Meter Reading (AMR) systems across multiple utility types, including electricity, gas, water and solar. This diversity introduced significant operational complexity, resulting in fragmented data collection, inconsistent reporting and limited visibility across assets.
Centuria sought a long-term partner capable of supporting embedded networks at scale, offering sophisticated data collection, reliable reporting and strong technical support. The key objectives were to improve data accuracy, reporting consistency, operational efficiency and transparency across all embedded energy networks, while ensuring the services could support future growth and evolving technology requirements.
The Solution
EnergyTec implemented its Advantage Plus service offering across twelve Centuria retail properties managed by Cygnet West, delivering an end-to-end embedded network service solution that included:
Data Acquisition
- Manual or remote meter reading tailored to each site’s configuration
Cyclical Utility Accounting
- Allocation of consumption in accordance with owner instructions
- Calculation of tenant charges based on government gazetted tariffs or owner instructions
- Calculation of common area charges using average unit cost or as directed
- Preparation of utility statements for all tenants
- Reconciliation reports detailing consumption, financial calculations and profit or loss against retailer utility accounts
Annual Utility Accounting
- Monthly reports presenting 12-month trends covering energy costs, recoveries, consumption and profit, including unallocated units
Solar and Emissions Reporting
- Rolling 12-month report for sites with on-site generation detailing solar performance and profitability
- Rolling 12-month report with a breakdown of energy usage and associated CO2 emissions between tenant areas and common areas
Tariff Compliance & Profit Forecasting
- Annual review of each site’s prior 12 months consumption against Western Australian Government Gazette requirements
- Reporting on tenancy consumption, recommended gazetted tariffs and estimated profit impacts
- Portfolio profit analysis and insights
- Profit forecast reporting using historical financial and energy data to project future 12-month costs, recovery, revenue/ profit and consumption
Account Management
- Pre-report production check files to identify anomalies, tenant movements and network changes
- Dedicated account manager serving as a single point of contact
- Priority service and report delivery turnaround time
- Access to the Pharos property dashboard, including alerts, warnings, property details and historical reporting
Meter Network Technical Advisory
- Comprehensive meter network audit in year one to document and validate as installed infrastructure
- Development of detailed meter network diagrams
- Annual meter network inspections to assess performance and identify errors, risks and improvement opportunities
- Annual updates to meter network diagrams reflecting network changes
The Outcome
EnergyTec was first engaged by Centuria under this arrangement in 2018 on a five-year contract. Following consistent delivery against contractual commitments, the agreement was renewed for a further three years and currently is extended by an additional 12 months.
Through detailed audits and onsite inspections, EnergyTec identified antiquated and inefficient metering infrastructure across several assets. This enabled targeted upgrades to Advanced Metering Infrastructure at suitable sites, supporting remote meter reading and improved data reliability. More recently, EnergyTec onboarded Centuria and Cygnet West stakeholders to the Pharos portal, delivering enhanced data transparency, easier access to reporting and improved portfolio oversight.
Throughout the engagement, EnergyTec has also provided a range of additional advisory and technical services to support the efficient, compliant and reliable operation of Centuria’s embedded energy networks.
